We have 9 units total located in Saint Charles, Saginaw Township, and Chassell, Michigan, with 1 office building, 2 single family homes, and 3 duplexes.
Are you selling a property?
We will consider buying single family homes, 2 to 5 unit multi-family properties, and small apartment buildings.
We are most interested in properties in smaller towns outside of the cities of Saginaw, Bay City, and Midland; for example Merrill, Hemlock, Shields, Saginaw Township, Freeland, Auburn, Saint Charles, and Chesaning.
We are happy to buy properties in need of repairs if they are in safe neighborhoods.
The tenant pays the water/sewer bill, gas, electricity, and cable/phone/internet. Landlord pays trash as part of property taxes.
Who mows the grass and shovels snow?
Routine lawn care, gardening, and landscaping is the responsibility of the tenant, as is clearing drives and sidewalks of snow.
Is there an application fee?
Yes. We use RentRedi to accept applications and manage our rentals, and they charge reasonable fees for each person on the application (everyone 18 and older who will live at the property). The fee is to cover the costs of a credit check and a background check. Be sure you want to spend the money before you start the application!
Do you accept Housing Choice Vouchers/Section 8?
We haven't yet, but we're willing to figure it out. Applicants still need to meet our tenant qualifications.
Are pets allowed?
Each pet will add $25 to the monthly rent. Dogs are allowed in any property, unless they are of a breed listed below. Cats are allowed only in properties that have no carpeting. No other pets are allowed.
Hazardous dog breeds, or any dog or other animal that has a history of attacking, biting, mauling, or causing other injury, are not permitted within the property. Hazardous dog breeds include, but are not limited to, the following dog (full or mixed): Akita, Alapaha Blue Bull Dog, American Bull Dog, Chow, Doberman, Mastiff, Pit Bull/Staffordshire Bull Terrier, Presa Canario, Rottweiler, St. Francis Terrier, Tosa Inu and Wolf.
How much are move-in costs?
The first month's rent and the security deposit, which is equal to rent. If you have pets, add $25 to the monthly rent for each pet. If rent is $1,000 and you have 2 dogs, move-in costs will be $2,050 (1,000+1,000+25+25).
have a gross monthly household income of at least 3-times rent (e.g., rent of $1,000 would require $3,000 gross monthly income)
or 3-times the Total Tenant Payment of a Housing Choice Voucher/Sec. 8
be able to pay the security deposit and the first month's rent in advance
have an employment history that shows reliability and a steady income
have a credit history that shows trustworthiness in paying bills
have no concerns raised by other landlords or personal references
have never been evicted
be a good neighbor, with no criminal history or restraining order and will not be on the sex-offenders list
agree that the number of people living in the rental property will not exceed 2 people per bedroom, e.g., a 2-bedroom house can have no more than 4 residents
be honest and thorough on the rental application (all adults, 18 years and older, need to complete the application)
